Let’s talk about the different types of lands and their uses. PEI vacant land & lots for sale are generally divided into several defined categories. These include,

  • Bare acreage, either treed, partially treed, or cleared. No services. Usually in outlying areas.
  • Waterfront lands or lots. These may be large tracts of lands without services or they may be developed lots and subdivisions such as Granville on the Water or Sunset Dunes.
  • City subdivisions, such as Starlite Estates, with full services, paved roads with curbs and possibly sidewalks.
  • Standalone lots which may be found in or around cities. These may have services or not but they are generally closer to services and less expensive to service that bare acreage. Standalone lots may also include small acreages.
  • Cottage lot subdivisions round out the land choices on PEI. These are small rural developments and are intended for up to 3 season living in most cases. Roads are not generally cleared in winter. Roads are generally not paved and services may be provided or not.

In addition there are land use classifications. Some land is intended for home building, others for recreational use, while still other land is intended for industrial/commercial use or agricultural purposes. Either way it is important to understand zoning and land use regulations. On PEI we also have specific rules and regaulations regarding how much land and how much shorefront and individual or corporation might own. These regulations are administered by IRAC, the Island Regulatory & Appeals Commission.
